Flexible Workspace Partnerships for Property Owners

Explore flexible workspace opportunities for your office property with an experienced UK operator.

How we work with Property Owners

Unlock the potential of your office property

Flexible workspace can broaden a building’s appeal, accommodate businesses at different stages of growth and create an additional route to generating income from office space.

Operating a successful multi-occupancy workspace requires more than subdividing a building. It needs an effective sales and marketing operation, strong customer service, practical centre management and a clear understanding of the local market.

UBC brings these elements together. We work with commercial property owners to assess whether a building has the right location, layout and local demand to support a successful flexible workspace operation.

Flexible ways to work with UBC

Every property and ownership objective is different. Depending on the building, market and commercial opportunity, we may consider several ways of working together.

A traditional lease

For the right property and location, UBC may take a lease and operate the space as a UBC flexible workspace centre.

This gives the owner a single occupational relationship while UBC takes responsibility for marketing, selling and operating the workspace.

A management or commercial partnership

Where an owner wishes to retain greater involvement in the asset and participate in the performance of the workspace, we may consider a management agreement or another shared commercial arrangement.

The investment, responsibilities and commercial structure would be developed around the individual opportunity.

An existing workspace operation

We are also open to conversations with owners or operators considering the future of an established business centre or flexible workspace.

UBC may be able to take over the operation or provide a route to transition, helping to maintain continuity for customers, the team and the property.

Could your property work as flexible workspace?

We consider every opportunity individually. Our initial review will usually consider:

GREEN TICK.svg The property’s location and accessibility GREEN TICK.svg Local business demand and competing workspace GREEN TICK.svg The size, layout and ability to subdivide the building GREEN TICK.svg Reception, meeting room and communal-space potential GREEN TICK.svg Parking and public transport connections GREEN TICK.svg Current condition and fit-out requirements GREEN TICK.svg Existing occupiers or trading performance GREEN TICK.svg The owner’s objectives and preferred commercial structure

A building does not need to be fully fitted as flexible workspace before you contact us. An early conversation allows us to consider its potential before plans and investment decisions are fixed.

An established UK operating platform

UBC operates flexible workspaces in business locations across England and Scotland, supported by central sales and marketing and experienced local centre teams.

We consider opportunities in both existing and new markets where there is suitable demand, a viable property and the right commercial fit.

What our property partners say

Hear from property owners who have worked with UBC to establish and operate flexible workspace.

As a property investor, choosing to partner with UBCuk made good business sense. By securing a relationship with UBC ahead of our investment, we were able to purchase a good quality building ripe for refurbishment with the confidence of knowing that UBC would be our pre-let. Working together at 1310 Birmingham Business Park, we have created a premium quality working environment which is accessible to SME’s. UBC have been successful in filling the space ahead of forecast and we have the comfort of know that our asset is in good hands and being well maintained by a dedicated and proactive on-site team.

The breadth of size combined with UBC's ability to offer flexible workspace agreements means the building is attracting a wide range of prospects, from small businesses to multinationals." "Historically, serviced offices haven't always been an attractive proposition for building landlords, but those days are long gone. With a professional and long-established operator like UBC, we have seen occupancy levels increase sharply and our business has benefited from the additional footfall as a result. We feel that our partnership with UBC is a very worthwhile addition to the Pin Property portfolio.
